Bengaluru: Godrej Properties Under Scanner Over STRR Project Irregularities

Bengaluru; Godrej Properties is in the eye of the storm for irregularities in its project in Bangalre. BMRDA and its Special task force has been formed to initiate criminal proceedings has conducted a joint survey and prepared a list of all irregularities in coordination with revenue departments and has recently issued show cause notices to the developer – Top 1 developer has to face investigation now. Town planning officers who were allegedly part of this scam are also in the ambit of investigation.

Godrej Properties, which has aggressively acquired large land parcels in Bengaluru’s is facing investigation from Urban Development Authorities, Town and Country Planning Department and its Special Task Force to investigate multiple irregularities in a residential project on STRR limits.

Official letters dated June 21, 2025, and July 19, 2025, list specific survey numbers (including 53/1, parts of 33, 36, 37, 31/2–31/3, 24/2, 26/1–26/2) and invoke Section 76(A) of the Karnataka Land Revenue Act, 1961. The Task Force has been asked to submit a report on land verification and clearance.

Godrej has made several high-profile buys in the STRR influence zone, including 48 acres in Doddaballapur (2025) and 20 acres near Whitefield (March 2026, eyeing ₹1,350 crore revenue potential). While these deals position the company for future growth, the sudden government scrutiny highlights risks of inadequate pre-purchase checks on land status.

Pattern of Concerns
This is not the first time Godrej Properties has faced land and execution issues. The company has previously received NCDRC orders to refund over ₹4 crore to homebuyers in multiple cases for failing to deliver promised roads and amenities even years after bookings. Buyer complaints about project delays, incomplete infrastructure, and poor communication continue to surface in Bengaluru and other cities.

Real estate watchers question whether aggressive land banking in peripheral corridors like STRR is being done without thorough due diligence on title clarity, unassessed parcels, and ground realities — a criticism that could dent the premium developer’s reputation if timelines slip further. Customers are pouring out their agony to the company’s top official but it has gone unheard.

Godrej Properties is yet to comment officially on this subject.

Buyers are advised to carefully verify RERA details, survey numbers, and pending clearances before investing in STRR-linked projects and not to just go by the brand name.
